Graicx vs Facilio.
The honest version.
Graicx is a UK facility-management platform that judges whether each site is actually healthy, priced to start at a single site. Facilio is an enterprise connected-operations platform built for very large portfolios. The right choice depends on the size and shape of your estate.

The short version.
Graicx starts paying its way at a single site. UK statutory regimes are computed features with live status and evidence, every site gets one 3C Site Health verdict with the reasons ranked and each linked to its fix, and the full price list is public: flat by site, everything included, unlimited front-line seats.
Facilio positions itself for enterprise operations: their CMMS page talks about portfolios of three hundred sites and more, their AI suite spans helpdesk, invoicing and reporting agents, and their building-systems connectivity and energy analytics are genuinely deep. Pricing is by custom quote, and UK statutory coverage beyond an SFG20 integration lives in their blogs rather than their product documentation.
Side by side.
| Capability | Graicx | Facilio |
|---|---|---|
| What it is | A facility-management platform for UK estates: work orders, PPM, statutory compliance and occupant self-service under one site verdict. | A "Connected Operations Platform" with three lines: Connected CMMS, Connected Buildings and Connected Refrigeration, positioned for enterprise FM. |
| UK statutory compliance | Productised: F-Gas, LOLER, Legionella, fire safety, Gas Safe, electrical, PAT and more attach to assets automatically, each with computed status, evidence capture and escalation. | A published SFG20 schedule integration; broader UK regime coverage is described in company blogs, with no product or help-centre documentation for named regimes found as of July 2026. |
| The site verdict | One continuously recomputed 3C Site Health verdict per site (Compliant, Coherent, Complete), with the drivers ranked and each linked to its fix. | Dashboards, reports and an AI reporting agent for trends and anomalies; no equivalent single site-health judgment is published. |
| AI | Milo triages every request, scores its own confidence and drafts closeouts; your no-code rules decide what runs automatically. Included on every plan. | The "Atom" agentic suite: helpdesk voice AI, invoice verification, an FM copilot and reporting agents, marketed across calls, chat, WhatsApp and email. |
| Pricing model | Flat by site size, published openly: every plan is the whole platform, unlimited front-line and subcontractor seats, manager seats capped by tier. | Quote-only: three named tiers with feature lists but no published prices, currencies or billing periods as of July 2026. |
| Best-fit estate | A single building to a national portfolio; the platform is priced and designed to start at one site and grow. | Their positioning targets enterprises managing hundreds of sites and FM service providers running large multi-client portfolios. |
| Occupants & requesters | A branded occupant portal with no app download: raise requests, book and reschedule real appointment slots, automatic status updates. | Tenant and occupant portals with service requests, visitor management, facility booking and announcements, oriented to commercial real estate. |
| IoT, BMS & energy | IoT sensor alerts stream into the same system as the work: admin-authored rules evaluate every reading, and any site member can raise the corrective work order from an alert. | A genuine strength: BMS integration, fault detection and diagnostics, energy benchmarking, carbon tracking and multi-site refrigeration monitoring. |
| Hosting & presence | UK and EU regions; GDPR-aligned. Built in the UK for UK estates first. | US headquarters with offices including a UK base; showcased customers concentrate in the Middle East, Australia and enterprise portfolios. |

Common
questions.
Does Facilio publish its pricing?
Not as of July 2026. Their pricing page names three tiers (Standard, Essential, Enterprise) with feature lists, but no prices, currencies or billing periods; the call to action is a custom quote. Graicx publishes its full price list: flat by site size, with everything included in every plan.
Does Facilio cover UK statutory compliance?
Their one concrete published UK compliance feature is an SFG20 integration through the SFG20 Digital Partner Programme, which syncs maintenance schedules with the standard. Company blog posts describe broader UK regime coverage through a compliance AI agent, but as of July 2026 we found no help-centre or product documentation for named UK regimes such as F-Gas, LOLER, EICR, Gas Safe or PAT. Graicx ships those regimes as computed features with live status and evidence.
Can we migrate from Facilio to Graicx?
Yes. The migration kit handles the standard shapes: assets, locations, work orders, planned maintenance schedules, vendors and parts. We map your data, you check a dry-run preview before anything goes live, and your history comes with you.
